What sets us apart

Underwriting that understands short-term-rental income

Vacation rental income doesn’t look like a 12-month lease. It swings with the season, the nightly rate, and occupancy – and plenty of DSCR lenders either refuse to count it or fall back on a conservative long-term-rent guess that undersells a strong Florida short-term rental.

We look at the income the property actually earns. Documented Airbnb or Vrbo platform history can be used to qualify, and for properties that are new to renting, a market-based nightly rate and occupancy projection can be used instead. Florida vacation rentals also come with their own considerations – local short-term-rental rules and HOA or condo restrictions – so we look at the address itself rather than treating every Florida property the same.

Vacation rental financing

What is a vacation rental loan?

A vacation rental loan is a DSCR (debt service coverage ratio) loan for a short-term-rental property – the kind of Airbnb or Vrbo property that earns nightly or weekly rental income. DSCR compares the property’s rental income to its monthly loan payment (principal, interest, taxes, insurance, and HOA if applicable), so you qualify on the property’s performance instead of your personal income, tax returns, or employment history.

Most DSCR lenders require a ratio of 1.0x or higher, and some require 1.15x or 1.25x for their best pricing. We accept a DSCR floor as low as 0.75x, with reserves, which opens the door to short-term rentals still ramping up bookings and seasonal Florida markets where cash flow needs a little more underwriting flexibility. Documented short-term-rental income – Airbnb or Vrbo platform history, or a market-based nightly rate and occupancy projection – can be used to qualify.

How we compare

CambridgeHomeLoan vs. typical Florida DSCR lenders

Many DSCR lenders active in Florida only count long-term lease income, require a full 1.0x DSCR, and pull your credit before they’ll even give you a ballpark quote. Here is how our vacation rental program typically differs. Where we lead, it is highlighted.

Feature CambridgeHomeLoan Typical Florida DSCR Lenders
Short-term-rental income Airbnb / Vrbo income can qualify Often long-term lease only
DSCR floor 0.75x, with reserves Often 1.0x-1.25x minimum
Quote process No credit pull to quote Often requires a credit pull upfront
Seasoning No-seasoning cash-out available Often a 6-12 month wait
Condos & unique properties Considered case by case Frequently declined outright
Borrower LLCs, foreign nationals, first-time investors Often limited
Time to close As fast as 14 days Often 21-45+ days

Answers

Florida vacation rental loan FAQ

What is a vacation rental loan?

A vacation rental loan is a DSCR loan for a short-term-rental property such as an Airbnb or Vrbo. It qualifies you on the property’s rental income compared with its monthly payment instead of your personal income or tax returns.

Can Airbnb or Vrbo income qualify the loan?

Yes. Documented short-term-rental income – platform earnings history, or a market-based nightly rate and occupancy projection where the property is new to renting – can be used to qualify, alongside or instead of a traditional long-term lease.

What does a 0.75x DSCR floor actually mean?

DSCR compares rental income to the monthly payment: 1.00x means income exactly covers the payment, and higher is stronger. Most DSCR lenders require at least 1.0x, and many require 1.15x-1.25x for their best pricing. We accept a floor as low as 0.75x, with reserves – useful for short-term rentals still ramping up bookings or strongly seasonal markets.

What is a “no-seasoning” cash-out refinance?

Seasoning is the waiting period some lenders require after you purchase or renovate a property before they’ll let you refinance and pull cash out – often six to twelve months. Our no-seasoning options let you refinance and access equity right away.

Do I need to check local rental rules before I buy?

Yes – and we recommend it. Short-term-rental rules in Florida can vary by city and county, and condo or HOA associations may restrict or prohibit short-term rentals. Confirm that the property can legally operate as a vacation rental before you buy or refinance.

Can I close in an LLC, and are foreign nationals eligible?

Yes to both. Foreign nationals and first-time real estate investors are welcome on our DSCR program, and you can close in an LLC or other entity rather than your individual name.

Do you fund vacation rentals in cities that aren’t listed?

Yes. The cities above are some of Florida’s most popular vacation markets, but if your city isn’t listed we are still funding in that city. Submit your application and we’ll take it from there.

Does getting a quote affect my credit?

No. We never pull your credit just to give you numbers. You can see your estimated rate, leverage, and DSCR based on the property and your inputs before any credit inquiry happens.
