Short-term rental financing
What is a vacation rental loan?
A vacation rental loan is financing for a property you plan to rent out nightly or weekly on platforms like Airbnb and Vrbo, rather than lease to a long-term tenant. Instead of qualifying you on personal income and tax returns, we underwrite the property’s projected short-term rental income – using comparable listings, market occupancy, and nightly rate data for the area – along with its value and your plan for the property. That makes vacation rental loans a strong fit for new hosts, self-employed borrowers, and investors scaling a portfolio of listings.
We offer two main paths. A long-term vacation rental loan is built for hosts holding a stabilized listing, with rates from 6.99%, up to 80% LTV, and 30 year amortized terms. A short-term bridge or purchase-to-launch loan is built for speed, with up to 75% LTV and 85% of cost, closing in as few as 7-10 days. Many hosts use both: bridge to acquire and furnish the property, then refinance in-house to a long-term loan once the listing has booking history.

This tool estimates annual rental income from an average nightly rate and occupancy, then compares it to the estimated loan payment. A result above 1.0x means the property’s projected income covers its debt service; higher is stronger. Enter your numbers to estimate your loan amount, payment, coverage ratio, and cash flow. Illustrative only; final terms depend on the property, market data, and underwriting.

How we compare
CambridgeHomeLoan vs. conventional mortgage lenders
Conventional and agency lenders can work for a primary residence or a traditional long-term rental, but most will not count projected short-term rental income at all. Here is how our host-focused program typically differs. Where we lead, it is highlighted.
| Feature | CambridgeHomeLoan | Conventional Lenders (typical) |
|---|---|---|
| Qualifies on | Projected short-term rental income | Borrower income, often excluding STR income |
| Documentation | No tax returns or W-2s | Full financials and tax returns |
| Time to close | As fast as 7-15 days | Often 30-60+ days |
| New-listing purchases | Underwritten on market data, no booking history required | Often requires existing rental history |
| Borrower entity | LLC and foreign nationals | Varies by lender |
| Exit / refinance | In-house to a 30 yr long-term loan | Usually a separate lender |
| Model | Direct lender since 1998 | Bank or agency-backed |

Vacation rental & Airbnb loan FAQ
What is a vacation rental loan?
A vacation rental loan is financing for a property you intend to rent nightly or weekly through platforms like Airbnb and Vrbo. Instead of qualifying you mainly on tax returns and personal income, we underwrite the property itself: its projected short-term rental income based on comparable listings and market data, its value, and your plan for the property.
We offer long-term vacation rental loans for hosts and buy-and-hold investors, with rates from 6.99% and up to 80% LTV, and short-term bridge and purchase-to-launch loans with up to 75% LTV and 85% LTC that can close in 7-10 days. Both are business-purpose loans for non-owner-occupied investment property, available nationwide from $75,000 to $100,000,000.
What LTV and rates can I get on a vacation rental loan?
On long-term vacation rental loans, rates start at 6.99% with up to 80% LTV and 30 year amortized terms. On short-term bridge and purchase-to-launch loans, we lend up to 75% of as-is value, up to 85% of cost, and up to 75% of after-repair value (ARV), with rates from about 9.25% and 1-3 points.
Your exact rate and leverage depend on the property, the strength of the short-term rental market, your credit profile, and your exit plan, and we confirm them at underwriting. Lower leverage and stronger projected occupancy generally earn better pricing. Use the calculator above to see how nightly rate and occupancy affect your payment and coverage ratio.
How is income calculated if the property has no rental history yet?
For a new host purchase, we estimate projected income using comparable short-term rental listings in the same market: typical nightly rates, seasonal occupancy, and property size and amenities. You do not need an existing booking history to qualify.
If the property already operates as a short-term rental, we can also consider its actual platform earnings alongside market comparables. Either way, the goal is the same: size the loan around what the property can reasonably be expected to earn as a vacation rental, not around your personal income.
How fast can you close a vacation rental loan?
Bridge and purchase-to-launch vacation rental loans can close in as few as 7-10 days, and long-term loans can close in as few as 15 days once title and the valuation are in. That speed matters in vacation markets, where well-priced listings often move quickly.
The fastest closings happen when your file is complete early: the purchase contract or current loan payoff, comparable market data or platform income if available, entity documents, and proof of funds for your down payment or equity. We issue a same-day term sheet so you can move forward with confidence.
Do I need tax returns, high credit, or personal income to qualify?
No tax returns, W-2s, or personal income verification are required. Vacation rental loans from CambridgeHomeLoan.com are asset-based, so the property’s projected income and value drive the decision. That is a strong fit for self-employed borrowers, new hosts, and investors who already own several short-term rentals.
We are deal-first with a 620+ FICO typical and exceptions considered. You can close in your own name or in an LLC or other entity, and foreign nationals are eligible. Loans are available in all 50 states, subject to local short-term rental rules and HOA restrictions.
What types of vacation rental properties do you finance?
We finance short-term rental properties from $75,000 to $100,000,000, including single-family vacation homes, beachfront and lakefront homes, cabins and mountain retreats, and condos or condotels in rental-friendly buildings.
If your property already has booking history and stable occupancy, a long-term loan is usually the best fit. If it needs furnishing, renovation, or a quick purchase before launch, a bridge or purchase-to-launch loan can fund the acquisition and setup, and you can refinance into long-term financing once the listing is stabilized.
Can I use a vacation rental loan for renovations or furnishing?
Yes. For purchase-to-launch deals, our bridge and rehab programs lend up to 75% of as-is value, 85% of cost, and 75% of ARV, with funds released in staged draws as renovation or furnishing work is completed. That helps you get a new listing guest-ready without tying up all your own cash.
As you build a review history, optimize your pricing, and improve the guest experience, the property’s income and value can increase. Once the listing is stabilized you can sell it, or refinance in-house into a 30 year amortized long-term loan on the new income, giving you a one-lender path from purchase to long-term hold.
Can I refinance or take cash out on an existing vacation rental?
Yes. We offer refinance and cash-out options on vacation rental properties, whether you want to replace a maturing loan, lower your payment, or pull equity out to fund your next listing. Long-term refinances qualify on the property’s short-term rental income rather than your tax returns.
A cash-out refinance can help you scale by turning equity from one listing into the down payment on another. Your available proceeds depend on the property’s value, its projected or actual income, and the loan-to-value ratio, and we confirm them at underwriting. Tell us about your property and goal and we will send a same-day term sheet.
