DSCR Loans California
California investors play by their own rulebook. Proposition 13 ties the tax bill to your purchase price, wildfire has reshaped the insurance market, and rent rules change from one city to the next. We built our DSCR loans around those facts, so every quote uses the real tax, insurance, and HOA figures for your address while your personal income stays out of the file. Hold title in an LLC, close in as little as 14 days, and borrow at a 0.75x DSCR floor, rates from 5.75%, and up to 85% LTV.

Features of Our DSCR Loans in California
Here is what our California program offers. Each feature answers a problem Golden State investors run into: steep prices, tax reassessment, tangled income, and slow escrows. None of it depends on your personal tax returns.
Coastal prices make a 1.0x ratio hard to reach. Rent that covers 75% of the payment can still work when reserves back the loan.
Fifteen percent down leaves cash available for rehab, ADU construction, or the next escrow.
Your credit, leverage, and ratio set the price, and the strongest files land at the bottom of the range.
Borrowers in the 620s are welcome to apply, and a higher score buys sharper pricing.
Stock compensation, freelance entertainment pay, and business write-offs can muddy a tax return. Here, the property qualifies the loan instead.
Twelve-month leases, market rent for a permitted ADU, and Airbnb or Vrbo history can all support the ratio.
Single-family homes, condos, townhomes, and duplexes through fourplexes all fit the program.
Escrow, title, and the appraisal run side by side, so a prepared file can fund in two weeks.
Buy, renovate, and refinance right away to pull equity out for the next deal.
Buyers from Asia, Latin America, and Europe are a big part of California real estate. Entities and first-time investors are just as welcome.
The California advantage
Why Choose DSCR Loans in California?
California has the largest state economy in the country, and rental demand follows the jobs. Technology, entertainment, agriculture, shipping, and the University of California campuses employ renters in every region. Meanwhile, high purchase prices keep many households renting longer. A DSCR loan finances those properties on rent coverage, not on your W-2.
Prop 13 sets the tax math. Property tax starts near 1% of the purchase price, plus local voter-approved charges, and the assessed value can rise only 2% a year until the next sale. After you close, a supplemental bill reflects the new value. We therefore estimate taxes from your price, so your ratio never looks better than it will actually be.
Rent rules depend on the city. A statewide law limits annual increases and requires just cause for many older buildings, and cities such as Los Angeles, San Francisco, Oakland, and San Jose layer on their own ordinances. Some single-family exemptions do not reach LLC owners. Check your property’s status with a California attorney before you project rent growth.
Insurance is a moving target. Wildfire exposure has pushed some carriers out of high-hazard areas, and many owners now pair the California FAIR Plan with a supplemental policy. Standard policies also exclude earthquakes. Request a binder early, because we underwrite the actual premium.
Short-term rentals run on permits. Los Angeles limits home-sharing to primary residences, San Diego and Palm Springs cap or license vacation rentals, and resort towns like Big Bear and South Lake Tahoe set their own limits. Confirm the permit before counting any nightly income. Where rentals are allowed, documented platform history and a 0.75x floor handle the seasonal swings.
ADUs add upside. State law has made accessory dwelling units easier to build, so a lot with a permitted ADU can carry two rents. For the national program, see our DSCR loans hub.
Qualifying
Requirements and Eligibility for DSCR Loans in California
The basics are short. Review the three lists below, and pay attention to the local items at the end of each, because California cities add paperwork that other states do not. Collect those documents before you open escrow.
Borrower requirements
- Credit score of 620 or higher
- DSCR of 0.75x or better, backed by reserves
- As little as 15% down (up to 85% LTV)
- Verified reserves, set higher for thin ratios
- Title held personally, in an LLC, or in another entity
- Investment use only; primary residences do not qualify
Eligible properties
- Single-family homes
- Condos and townhomes, with HOA review
- Duplexes, triplexes, and fourplexes
- Homes with a permitted ADU or guest unit
- Short-term rentals where a permit is issued
- Leased properties, or vacant homes valued at market rent
Documents we typically request
- Signed lease, or the rent schedule from the appraisal
- Driver’s license (or passport for foreign nationals)
- LLC formation papers and operating agreement, if applicable
- Proof of down payment and reserves
- Insurance binder, including any wildfire or flood coverage
- HOA budget and questionnaire for condos, plus any rental registration or short-term-rental permit
California-specific note: Closings here run through an escrow company, and the loan is secured by a deed of trust. In high-fire areas, expect extra scrutiny of the insurance. In rent-controlled cities, the property may need to be registered with the city. Finally, any short-term rental needs its permit in hand before it can count toward qualifying.

Example DSCR Loan Calculations (use your values to determine the DSCR for your property)
Price, tax assessment, and insurance swing a California ratio more than almost anywhere. Pick a sample deal below or type in your own numbers, then watch how each input changes the result. For taxes, enter roughly 1.1% to 1.3% of the purchase price per year, divided by twelve, unless you already have the actual bill.
DSCR = rent after vacancy ÷ full monthly payment (PITIA). PITIA stands for principal, interest, taxes, insurance, and any HOA dues. At 1.00x, the rent equals the payment exactly.
Illustrative only; not a commitment to lend. Every input is an example, and a DSCR between 0.75x and 1.00x can still qualify with reserves. Closing costs are not included. Your actual quote reflects the property’s real rent, tax, insurance, and HOA figures.
Closing timeline
Steps to Fast Closing of DSCR Loans in California
A two-week California closing is realistic when the paperwork is ready before escrow opens. This is the sequence our fastest files follow.
2-Minute Simple Apply
Enter the address, the rent, and the price. That is all we need to start, and no credit pull is required to see numbers.
Review Your Same-Day Terms
Your loan officer sends a term sheet showing rate, leverage, and DSCR. Compare it with your plan, then choose the structure that fits.
Open Escrow and Bind Insurance
Pick an escrow company and request insurance quotes immediately. In wildfire-prone areas a binder can take longer than expected, so begin on day one.
Verify Rent, Permits, and Local Rules
Supply the lease, or let the appraiser set market rent. Confirm rent-control status, rental registration, ADU permits, or any short-term-rental permit.
Order Appraisal, Title, and Tax Estimate
These run in parallel. Meanwhile, we model Prop 13 taxes on your purchase price, and you plan for county transfer tax plus any city transfer tax.
Sign, Fund, and Redeploy
Sign with escrow and the loan funds. A no-seasoning cash-out can then seed your next purchase or renovation.
Pro tip: Keep your LLC filings current and your inspections scheduled early, and resist switching insurers once the file is moving.
Local markets
California Cities We Are Funding DSCR Loans
We lend statewide, and these ten markets show the range, from Central Valley cash-flow towns to Bay Area price tags and desert vacation homes. Populations are rounded, and the market notes are general observations rather than property advice.
Los Angeles
Los Angeles rents hold up because its job base is so broad: entertainment, the ports, healthcare, and universities such as USC and UCLA. The tradeoff is regulation. The city’s rent stabilization ordinance covers many older buildings, home-sharing is restricted to primary residences, and prices squeeze ratios. That makes a 0.75x floor and a real insurance quote essential, and ADU-equipped lots can add a second rent.
San Diego
San Diego pairs a deep Navy and Marine presence with UC San Diego, a large biotech sector, and year-round tourism. Military and research tenants keep long-term leases full, and a city program rewards builders of additional ADUs. Vacation rentals, however, sit under a licensing cap. Prices are high, so duplexes and small multifamily buildings often make the numbers work better than single-family homes.
San Jose
The heart of Silicon Valley has some of the strongest rents in the country and some of the heaviest price tags. Tech salaries support demand, while a local apartment rent ordinance covers many older multifamily buildings. Because purchase prices run so high, ratios are thin, so investors lean on the 0.75x floor, larger down payments, and ADUs to bring in a second income stream.
Sacramento
As the state capital, Sacramento leans on government payrolls, UC Davis Health, and large hospital systems, so tenants are dependable. Prices sit well below the Bay Area, which attracts out-of-area buyers and keeps ratios workable. Summer heat means insurers and appraisers look hard at roofs and HVAC. Most investors target single-family homes and small multifamily buildings near jobs and transit.
Fresno
Fresno sits at the center of the Central Valley’s farm economy, with Fresno State, large health systems, and logistics employers behind it. Among big California cities it remains one of the more affordable, so single-family rentals often reach a 1.0x DSCR or better. Summer heat is intense, which puts air conditioning and roofs near the top of the inspection list. Cash flow is the draw here.
Riverside
Riverside is a hub of the Inland Empire, home to UC Riverside, March Air Reserve Base, and a vast logistics sector. Many tenants commute toward Los Angeles and Orange County in search of lower rents, which keeps demand steady. Pricing sits below the coast, so ratios tend to look healthier. Investors should plan for heat and fire-season weather when they budget insurance.
Bakersfield
Kern County’s energy and agriculture industries fuel Bakersfield, supported by Cal State Bakersfield and regional hospitals. Home prices are modest compared with the rest of the state, which is why DSCR investors look here for cash flow. Rents can ride with oil and farm cycles, so we favor conservative vacancy assumptions. Single-family homes and small multifamily buildings are the usual targets.
Long Beach
Long Beach is anchored by the Port of Long Beach, Cal State Long Beach, and a walkable waterfront, so tenants include dock workers, students, and young professionals. Condos near the shore and older duplexes are common rentals. The city has its own tenant rules, and prices run below Los Angeles’ westside, which leaves room for workable ratios when the property is bought carefully.
Oakland
Oakland benefits from the Port of Oakland, its Bay Area location, and spillover demand from San Francisco and Berkeley. The city’s rent adjustment program and just-cause rules apply to most rentals, and real estate transfer taxes climb with price tiers. Diligence on those rules matters here. When the numbers work, Oakland rewards investors with tenants who rarely run out of options to rent.
Palm Springs
Palm Springs thrives on snowbirds, festival weekends, and mid-century modern architecture, so vacation homes can earn strong nightly rates in season. The city registers and caps short-term rentals in certain areas, and HOAs often add their own rules. Summer slows bookings sharply. Documented platform history and a 0.75x floor help here, provided the permit is secure before you buy.
We fund DSCR loans in every corner of California. If your city is missing from this list, we still lend there, so call us or submit an application.
Answers
California DSCR Loan FAQs
What is a DSCR loan, and how does it work for a California rental?
It is a loan that qualifies you on the property’s rent rather than your pay. We divide monthly rent by the full monthly payment: principal, interest, taxes, insurance, and any HOA dues. If $4,000 of rent meets a $4,000 payment, the ratio is 1.00x. California prices create large payments, which is why a 0.75x floor matters here.
How does Proposition 13 affect my DSCR?
Under Prop 13, tax starts near 1% of the purchase price, plus local charges such as bonds and parcel taxes, and the assessed value rises no more than 2% a year until the property changes hands. After closing you will receive a supplemental bill for the higher value, and newer communities may add a Mello-Roos charge. We therefore estimate taxes from your price and the local charges, not from the seller’s old bill.
Do California rent control rules affect my rental income?
They can. A statewide law caps yearly increases at 5% plus local inflation, up to 10%, and requires just cause for many buildings older than 15 years. Single-family homes and condos may be exempt, but the exemption generally does not apply to owners such as corporations, REITs, and some LLCs. Many cities add stricter rules. Please confirm your property’s status with a California attorney.
How do wildfire and earthquake risk affect insurance and my loan?
Insurance is part of the payment, so a higher premium lowers the ratio directly. In high-fire areas some carriers have stopped writing policies, and owners may use the California FAIR Plan along with a supplemental policy. Standard policies exclude earthquakes, and coverage is optional. Request a binder early, because we underwrite the real premium.
Can I count rent from an ADU?
Yes, when the ADU is permitted and legally rentable, the appraiser can include its market rent. An unpermitted unit cannot count. State law generally also bars renting an ADU for terms shorter than 30 days, so plan on long-term tenants. Check permits and local zoning before you buy.
Can short-term-rental income qualify, and do I need a permit?
It can. Documented Airbnb or Vrbo history, or a market-based nightly rate and occupancy projection, may qualify the loan. Rules vary sharply, though: Los Angeles allows home-sharing only at a primary residence, and cities such as San Diego and Palm Springs cap or license vacation rentals. Confirm that the property can lawfully operate and hold the permit before you count the income.
What DSCR ratio, down payment, and credit score do I need?
A DSCR as low as 0.75x can work with reserves, and 1.0x or higher earns better pricing. You can put 15% down for up to 85% LTV on a purchase, and a 620 credit score qualifies. The strongest profiles start at 5.75%. Since California payments run large, solid credit and bigger reserves help offset a thin ratio.
Can I close in an LLC, and are foreign nationals eligible in California?
Yes to both. You may close in an LLC or another entity, and foreign nationals and first-time investors are welcome. Many international buyers use this program for Los Angeles and Bay Area rentals. Talk with an attorney or tax advisor about structure, since we do not provide legal or tax advice.
