What sets us apart
Revaluation-, insurance-, and STR-rule-aware underwriting for North Carolina property
North Carolina is an easy state to underwrite badly. Property taxes follow county revaluation cycles, so a bill that looked modest for years can jump when the next reappraisal lands, as owners in several large counties have seen. There is no rent control to cap your upside, but wind, hail, and flood premiums can swallow cash flow, especially on the coast and in mountain valleys hit by Hurricane Helene. And short-term-rental income is only as good as the town’s rules: Asheville is strict, and coastal towns have their own zoning and permits.
Here is how we handle it. We read the current county assessment and ask when the next revaluation is due. We price real insurance, including wind and flood where they apply. And we confirm the short-term-rental status of the actual address before we count a dollar of STR income. The result is a DSCR you can trust, and no surprises between your term sheet and your closing.

DSCR financing
How a DSCR loan works on a North Carolina rental
DSCR is the property’s monthly rent divided by its monthly payment, including principal, interest, taxes, insurance, and any HOA dues. Instead of reviewing your W-2s or tax returns, we ask whether the rental can carry itself. That is why DSCR financing is popular with North Carolina investors who own several properties, work for themselves, or want to grow faster than a bank’s income rules allow.
Here is an illustrative example using a Charlotte-area townhome:
| Purchase price | $330,000, financed at 80% LTV ($264,000 loan) at 6.75% |
| Principal & interest | About $1,712 per month |
| Taxes, insurance & HOA | About $250 + $190 + $30 per month |
| Total payment (PITIA) | About $2,182 per month |
| Rent after 5% vacancy | About $2,138 per month on $2,250 gross rent |
| DSCR | About 0.98x, below the 1.0x many lenders require but above our 0.75x floor |
Illustrative only; actual figures depend on the property, your profile, and current rates.
That example is typical of higher-priced North Carolina markets, which is why the lower floor matters. Rent-to-price ratios vary a lot across the state:
| Charlotte & the Triangle | Strong growth and tenant demand, but higher prices mean tighter coverage ratios, especially in Cary and parts of Raleigh and Charlotte. |
| The Triad | Greensboro and Winston-Salem offer lower entry prices and healthier rent-to-price ratios. |
| Military markets | Fayetteville, Jacksonville, and the Goldsboro and Havelock areas offer steady lease demand tied to Fort Bragg, Camp Lejeune, Seymour Johnson, and Cherry Point. |
| The coast | Wilmington and beach towns support STR and long-term income, with wind and flood insurance as the key cost. |
| The mountains | Asheville, Boone, and Blue Ridge towns support strong STR income, with local STR rules and flood zones to verify. |

Free tool
North Carolina DSCR calculator (storm-aware insurance)
North Carolina rents can cover the payment comfortably in the Triad and fall short in Cary or Charlotte, so run your own numbers. We’ve pre-filled insurance at a level that reflects North Carolina wind and storm exposure and entered property tax at a current assessment, so you can see each cost driving your ratio. Illustrative only; your real quote checks the property’s actual taxes, insurance, and local STR rules.
Your property
Illustrative only; not a commitment to lend. A DSCR of 1.00x or higher means rent fully covers the payment; between 0.75x and 1.00x can still qualify with reserves. Excludes closing costs. The interest rate, tax, and fee figures are example inputs – your actual quote uses the property’s actual taxes and local rental requirements.
How we compare
CambridgeHomeLoan vs. typical North Carolina DSCR lenders
Many DSCR lenders price North Carolina deals the same way they price any other state: the seller’s tax bill, no look at insurance or STR rules, a 1.0x minimum, and a credit pull before you see a number. Here is how our program typically differs. Where we lead, it is highlighted.
| Feature | CambridgeHomeLoan | Typical North Carolina DSCR Lenders |
|---|---|---|
| Revaluation, insurance & STR-rule check | Taxes, insurance, and local rules checked | Often uses the seller’s current tax bill |
| DSCR floor | 0.75x, with reserves | Often 1.0x-1.25x minimum |
| Quote process | No credit pull to quote | Often requires a credit pull upfront |
| Qualifying income | Long-term rent or documented STR income | Often long-term lease only |
| Seasoning | No-seasoning cash-out available | Often a 6-12 month wait |
| Townhomes & 2-4 unit properties | Considered case by case | Often limited or declined |
| Time to close | As fast as 14 days | Often 21-45+ days |

Local markets
North Carolina DSCR loans by city
Rent, property taxes, insurance, and local rules all move together differently depending on the market – a Charlotte townhome, an Asheville mountain cabin, and a Fayetteville military rental carry very different cash-flow math. Here is a snapshot of what we typically see in some of the state’s most active rental markets:
Charlotte
Banking, energy, and corporate employers drive strong rents across single-family homes and townhomes, and recent Mecklenburg County revaluations make tax underwriting especially important.
Raleigh
Universities, state government, and the Research Triangle support steady demand, with Wake County revaluations worth factoring in before you underwrite.
Durham
Duke, Research Triangle Park, and downtown growth support strong rental demand, with older in-town housing stock that rewards a careful look at condition.
Greensboro
Affordable Piedmont Triad pricing and growing manufacturing employment, including aviation and battery investment, produce healthy rent-to-price ratios.
Winston-Salem
University and healthcare employment anchor an affordable market where rents often cover payments comfortably.
Fayetteville
Fort Bragg drives consistent military-linked rental demand and steady single-family lease income, with PCS turnover to plan for.
Wilmington
Coastal demand, UNC Wilmington, and healthcare support rentals and STRs, but wind and flood insurance and local STR rules need close attention.
Asheville
Mountain demand and hospitality employment support strong rents, but strict STR rules and post-Helene flood checks are essential before you underwrite.
Cary
A premium Wake County suburb with higher purchase prices, where accurate rent and expense underwriting matters more than rough estimates.
Concord
A fast-growing Charlotte-area market in Cabarrus County with newer single-family and townhome rentals and steady tenant demand.
Jacksonville
Camp Lejeune supports steady military rental demand, with coastal wind and flood exposure to factor into insurance costs.
Greenville
East Carolina University and a large regional medical center support student and workforce rentals, with flood-zone checks advised in lower-lying areas.

Answers
North Carolina DSCR loan FAQ
How does a DSCR loan work for a North Carolina rental?
A DSCR loan qualifies you on the rental’s debt service coverage ratio: monthly rent divided by the total monthly payment, including principal, interest, taxes, insurance, and HOA. Instead of reviewing your personal income, we ask whether the property can carry itself, which is why it works well for self-employed investors and growing portfolios.
Will a 0.75x floor actually help me in Charlotte or the Triangle?
Often, yes. Higher purchase prices in Charlotte, Raleigh, Durham, and Cary can push coverage ratios below 1.0x even when the property is a good long-term hold. A 0.75x floor, with reserves, lets those deals qualify where many lenders require 1.0x to 1.25x.
How do North Carolina county revaluations affect my DSCR?
Counties reappraise on a set schedule, and recent revaluations in several large counties raised assessed values and tax bills noticeably. If you underwrite on the seller’s current bill and a revaluation is coming, your real payment can be higher. We review the current assessment and ask about revaluation timing so your DSCR holds up.
Can I qualify a Blue Ridge or coastal short-term rental on Airbnb income?
Yes. Documented platform earnings, or a market-based nightly rate and occupancy projection for a new STR, can qualify the loan. Because STR rules vary by town and some, like Asheville, are strict, we also check the property’s permit and zoning status before counting the income.
Do I need an attorney to close in North Carolina?
Yes. Real estate closings in North Carolina are attorney-led, and the attorney handles the title search and closing. We coordinate with your attorney so documents and funds are ready on time.
What about flood zones and mountain properties after Hurricane Helene?
We check the flood zone for every property. Where a property sits in a special flood hazard area, flood coverage is typically required, and insurance costs go into your DSCR. For mountain and coastal properties, we recommend getting insurance quotes early.
Do you finance military rentals near Fort Bragg and Camp Lejeune?
Yes. Rentals near Fort Bragg, Camp Lejeune, Seymour Johnson Air Force Base, and Cherry Point are welcome. We look at the property’s rent and expenses, and we encourage planning for vacancy around PCS cycles.
Can foreign nationals, first-time investors, and LLCs qualify, and does a quote pull my credit?
Yes to all three. Foreign nationals and first-time investors are welcome, and you can close in a North Carolina LLC or another entity. And no, we never pull your credit just to give you numbers.
