How a New Jersey commercial real estate loan works
A commercial real estate loan is secured by property that earns income or houses a business, and lenders judge it mainly by what the asset can produce. That is different from a home mortgage. We review the purchase price or build budget, the likely rents, the location, and the plan, then structure funding to match. A buyer closing on an occupied center needs a different loan than a developer clearing a vacant lot, so we offer several paths instead of one rigid product.
For new construction, funds are released in stages as inspected work is completed, and you pay interest only on the balance already drawn. We lend up to 85 percent of total project cost, which includes land, hard costs, and soft costs, and up to 75 percent of the building’s projected value on completion. When the building is finished, you can sell it, refinance into a long-term loan, or use a one-time-close structure that converts automatically. Because New Jersey projects can involve NJDEP flood hazard area permits, CAFRA coastal rules, wetlands, Pinelands or Highlands limits, and municipal planning and zoning board approvals, and because New Jersey construction lien law shapes draw and title procedures, we review those items early so your schedule is not derailed at appraisal or title.

Why build commercial in New Jersey
Why investors choose to construct, not just buy
- Massive, fast-growing demandNew Jersey is the most densely populated state, with about 9.5 million residents between New York City and Philadelphia, and every household needs shopping, medical care, jobs, and storage.
- Building can beat buyingNew construction lets you design for modern tenants and lock in a cost basis that may deliver a better yield than purchasing a finished, fully priced asset.
- Many distinct marketsThe Port of New York and New Jersey, Turnpike-corridor logistics, a deep pharmaceutical and life-sciences base, Hudson waterfront offices, and Jersey Shore tourism each create a different commercial niche.
- A lender that knows the stateFlood hazard area permits, CAFRA and wetlands rules, New Jersey lien rules, and municipal board approval timelines are priced into our process from the first conversation.

Top construction markets
12 New Jersey cities where commercial construction makes sense
New Jersey is small in size but dense and diverse, from the port and Turnpike logistics corridor to the Hudson waterfront, the Route 17 retail belt, and the Jersey Shore. Below is a snapshot of twelve active areas for commercial construction loans, with rounded population figures based on U.S. Census Bureau estimates and the employers and centers that shape demand.
Newark
Newark is New Jersey’s largest city and a major logistics center, with Port Newark, Newark Liberty International Airport, and rail all close together. Prudential and PSEG are headquartered here, and Rutgers-Newark and NJIT anchor education. Industrial, flex, medical office, and downtown mixed-use projects all draw interest.
Jersey City
Jersey City sits across the Hudson from Manhattan, with a large financial back-office presence along the waterfront and dense transit at Journal Square and Newport. Mixed-use, multifamily, and office-to-residential conversions are common, and many sites need flood hazard area review.
Elizabeth
Elizabeth houses the Port Newark-Elizabeth Marine Terminal, one of the busiest container ports on the East Coast, and Jersey Gardens draws regional shoppers. Warehouses, truck-related industrial space, and cold storage are natural projects, with very tight land supply.
Edison
Edison sits at the center of the New Jersey Turnpike and Route 1 corridors, with Raritan Center and a deep base of warehouses, offices, and medical practices. Oak Tree Road and Menlo Park add retail, and central location supports flex, medical office, and logistics uses.
Paramus
Paramus is one of the strongest retail markets in the country, home to Garden State Plaza and dense highway retail along Routes 4 and 17. Bergen County’s Sunday retail limits and tight zoning shape what can be built, so entitlements and tenant mix need care.
Parsippany
Parsippany-Troy Hills is a corporate and pharmaceutical hub in Morris County, with Zoetis headquartered here and I-80, I-287, and Route 46 close by. Office-to-lab and medical conversions, flex space, and suburban retail suit its affluent, well-educated base.
Princeton
Princeton pairs Princeton University with a life-sciences and research cluster that includes ETS and Bristol Myers Squibb nearby. Lab-ready flex, medical office, and boutique retail work well, though local approvals are demanding and land is scarce.
Toms River
Toms River is the seat of fast-growing Ocean County, with a large healthcare presence and heavy seasonal traffic toward the Jersey Shore. Medical office, neighborhood retail, and self-storage are steady, and CAFRA and flood zones affect many coastal-adjacent sites.
Atlantic City
Atlantic City is anchored by its casino resorts, including Borgata, a boardwalk, and a regional airport. Hospitality-adjacent retail, restaurants, and redevelopment projects are typical, with CAFRA and flood insurance costs built into the budget early.
Camden
Camden has seen major waterfront investment, with Subaru of America, Holtec, and Cooper University Health Care as large employers. Medical office, mixed-use, and industrial redevelopment are common, and state redevelopment tools can affect project economics.
Hoboken
Hoboken is a dense, walkable city on the Hudson, home to Stevens Institute of Technology and a steady stream of commuters. Small-format retail, mixed-use, and medical office fit, while flood resilience and parking requirements shape design and cost.
Cherry Hill
Cherry Hill is a major South Jersey retail and medical hub, with Cherry Hill Mall, Cooper and Virtua health facilities, and access to Philadelphia over the Ben Franklin Bridge. Medical office, neighborhood retail, and flex projects suit its established suburban base.

Answers
New Jersey commercial real estate loan FAQ
What is a New Jersey commercial real estate loan?
A New Jersey commercial real estate loan finances income-producing or business-use property such as retail centers, office and medical buildings, industrial and flex space, and mixed-use projects. Instead of leaning on personal income, we look at the property, its cost or value, its projected or actual rents, and your plan for it. Funding can cover a purchase, a refinance, bridge capital, or a ground-up build, and we lend in all 21 New Jersey counties.
How much can I borrow for ground-up commercial construction?
Construction loans run from $100,000 to $100,000,000. Leverage reaches up to 85 percent of total project cost and up to 75 percent of the completed value, and we size the loan to whichever measure is more conservative. Pricing starts at 9.5 percent on an interest-only term of 12 to 24 months.
Do you lend on Jersey Shore, waterfront, and flood hazard area sites?
Yes. Coastal, waterfront, and flood hazard area sites are a normal part of New Jersey lending, and we underwrite them with that in mind. We review NJDEP flood hazard area permits, CAFRA coastal approvals, freshwater wetlands and stormwater plans, elevation certificates, and flood insurance requirements, along with municipal approvals. Your design team will usually already be building to these rules; we simply need the documentation in your file.
How do construction draws work?
You receive an initial draw at closing to start work, then request additional draws as each phase, such as site work, foundation, structure, and interior build-out, is finished. We inspect the completed work before releasing funds and typically turn draws around in about three to five days. Because interest accrues only on money already drawn, carrying costs stay lower early in the project. Retainage and lien waivers follow New Jersey construction practice.
Can I buy land and build in a single loan?
Yes. Our land-plus-construction structure can fund the lot purchase and the vertical build together in one transaction. If you already own the land, its value generally counts toward your required equity in the project.
What happens when the building is finished?
After the certificate of occupancy, you can sell the property and repay the loan from proceeds, refinance into a long-term commercial loan, or convert automatically if you chose a one-time-close structure. Many investors lease up the building first so the long-term lender underwrites a stabilized income stream.
Do you finance projects in cities that are not listed on this page?
Yes. The cities above are a sample of the most active New Jersey commercial markets, not a limit. If your project is somewhere else in the state, call us or submit an application and we will confirm the details.
