Multifamily financing

What is a multifamily loan?

A multifamily loan is financing for an investment property with multiple residential units, such as a duplex, fourplex, or apartment building. Instead of qualifying you on tax returns and a paycheck, we underwrite the property itself: the rent it produces, its value, and your plan for the deal. That makes multifamily loans a strong fit for investors who own several properties, are self-employed, or want to scale faster than conventional income-based lending allows.

We offer two main paths. A long-term DSCR multifamily loan is built for buy-and-hold investors, with rates from 5.75%, up to 85% LTV, and 30-40 year amortized terms. A short-term bridge or value-add loan is built for speed and repositioning, with up to 80% LTV and 90% of cost, closing in as few as 5-7 days. Many investors use both: bridge to acquire and renovate, then refinance in-house to a long-term DSCR loan.

Why multifamily

Why investors choose multifamily real estate

  • Multiple rent streamsIncome comes from several tenants, so a single vacancy does not stop the property from paying its own way.
  • Value you can createImprove the units and the management, raise net operating income, and the value of the property can rise with it.
  • Scale fasterOne apartment building adds more doors to your portfolio than many single-family purchases.
  • Financing that follows cash flowDSCR underwriting focuses on the property’s income, so your personal tax returns do not cap your growth.

DSCR (debt service coverage ratio) compares a property’s net operating income to its yearly loan payments. A DSCR above 1.0 means the property’s income covers its debt; higher is stronger. Enter your numbers to estimate your loan amount, payment, DSCR, and cash flow. Illustrative only; final terms depend on the property, appraisal, and underwriting.

Multifamily loan FAQ

What is a multifamily loan?

A multifamily loan is financing for an investment property with multiple residential units, such as a duplex, fourplex, or apartment building. Instead of qualifying you mainly on tax returns and personal income, we underwrite the property itself: the rent it produces, its value, and your plan for the deal.

We offer long-term DSCR multifamily loans for buy-and-hold investors, with rates from 5.75% and up to 85% LTV, and short-term bridge and value-add loans with up to 80% LTV and 90% LTC that can close in 5-7 days. Both are business-purpose loans for non-owner-occupied investment property, available nationwide on 2-150 unit properties.

What LTV and rates can I get on a multifamily loan?

On long-term DSCR multifamily loans, rates start at 5.75% with up to 85% LTV and 30-40 year amortized terms. On short-term bridge and value-add loans, we lend up to 80% of as-is value, up to 90% of cost, and up to 75% of after-repair value (ARV), with rates from about 8.5% and 1-3 points.

Your exact rate and leverage depend on the property, your credit profile, the property’s cash flow, and your exit plan, and we confirm them at underwriting. Lower leverage and stronger cash flow generally earn better pricing. Use the calculator above to see how loan amount, rate, and rents affect your payment and DSCR.

How does DSCR qualification work on a multifamily loan?

DSCR stands for debt service coverage ratio. It divides the property’s net operating income (rents minus vacancy and operating expenses) by its yearly loan payments. For example, a building with $120,000 of net operating income and $100,000 of yearly debt service has a DSCR of 1.20.

A DSCR above 1.0 means the property’s income covers its loan payments, and a higher ratio is stronger. Because the property qualifies the loan, you do not need to provide tax returns or W-2s. We review the rent roll and leases, the appraised value, and your plan for the property to size the loan.

How fast can you close a multifamily loan?

Bridge and value-add multifamily loans can close in as few as 5-7 days, and long-term DSCR loans can close in as few as 14 days once title and the valuation are in. Many banks and agency-style lenders take 30-90 days or longer, so an asset-based approach can help you win competitive deals and meet tight contract deadlines.

The fastest closings happen when your file is complete early: the purchase contract or current loan payoff, a rent roll and leases, entity documents, and proof of funds for your down payment or equity. We issue a same-day term sheet so you can move forward with confidence.

Do I need tax returns, high credit, or personal income to qualify?

No tax returns, W-2s, or personal income verification are required. Multifamily loans from CambridgeHomeLoan.com are asset-based, so the property’s cash flow and value drive the decision. That is a strong fit for self-employed investors, borrowers with complex returns, and investors who already own many properties.

We are deal-first with a 620+ FICO typical and exceptions considered. You can close in your own name or in an LLC or other entity, and foreign nationals are eligible. Loans are available in all 50 states.

What types of multifamily properties do you finance?

We finance 2-150 unit residential investment properties, including duplexes, triplexes, and fourplexes, garden-style and walk-up apartment communities, mid-rise and high-rise buildings, and mixed-use buildings with residential units above retail or office space.

If your property is a stabilized rental, a long-term DSCR loan is usually the best fit. If it needs renovation, lease-up, or a quick purchase, a bridge or value-add loan can fund the acquisition and improvements, and you can refinance into long-term DSCR financing once the building is stabilized.

Can I use a multifamily loan for renovations or value-add projects?

Yes. For value-add deals, our bridge and rehab programs lend up to 80% of as-is value, 90% of cost, and 75% of ARV, with rehab funds released in staged draws as work is completed. That helps you buy and improve an underperforming building at the same time.

As you raise rents, reduce vacancy, and improve the property, its net operating income and value can increase. Once the building is stabilized you can sell it, or refinance in-house into a 30-40 year amortized DSCR loan on the new cash flow, giving you a one-lender path from purchase to long-term hold.

Can I refinance or take cash out on a multifamily property?

Yes. We offer refinance and cash-out options on multifamily properties, whether you want to replace a maturing loan, lower your payment, or pull equity out to fund your next acquisition. Long-term DSCR refinances qualify on the property’s rental cash flow rather than your tax returns.

A cash-out refinance can help you scale by turning equity from one building into the down payment on another. Your available proceeds depend on the property’s value, its cash flow, and the loan-to-value ratio, and we confirm them at underwriting. Tell us about your property and goal and we will send a same-day term sheet.
