Hard money vs. DSCR loan.

One funds the fast buy and the rehab; the other holds it for 30 years on the rent. Most investors don’t choose — they use both, in order.

The short answer

Hard money is short-term, asset-based financing (12–24 months, interest-only) for buying and rehabbing fast. A DSCR loan is a 30-year mortgage that qualifies on the property’s rent. The playbook: buy and renovate with hard money, then refinance into a DSCR loan once the property is stabilized and renting — speed first, low long-term cost second.

The playbook

Buy with hard money, refinance to DSCR

Hard money and DSCR aren’t competitors — they’re a relay. A distressed or value-add property usually can’t pass a DSCR test on day one (it doesn’t cash-flow yet, or it needs work). So you buy and rehab with hard money, which funds fast and lends against the after-repair value.

Once the property is renovated, rented, and stabilized, you refinance into a DSCR loan — now it cash-flows, qualifies on its rent, and locks in a 30-year payment. The DSCR cash-out can return your down payment and rehab capital so you can do it again. That relay is the BRRRR method.

  • Hard money: close in days, fund the rehab
  • Renovate and place a tenant
  • Stabilize the rent and the value
  • DSCR refinance: 30-yr, qualifies on rent
  • Cash-out returns your capital – repeat
FAQ

Hard money vs. DSCR FAQ

What’s the difference between hard money and a DSCR loan?+
Hard money is short-term, asset-based financing (12–24 months) for buying and rehabbing quickly. A DSCR loan is a long-term (30-year) mortgage that qualifies on the property’s rent. Hard money acquires and renovates; DSCR holds.
Which is cheaper, hard money or DSCR?+
DSCR is cheaper on rate — usually 0.5–1.5% above conventional — while hard money carries higher rates plus points because it’s fast and short-term. You use hard money for speed, then refinance to DSCR to lower the cost for the hold.
Can I refinance hard money into a DSCR loan?+
Yes — that’s the standard exit. Buy and rehab with hard money, stabilize and rent the property, then refinance into a 30-year DSCR loan that qualifies on the rent. It’s the core of the BRRRR strategy.
When should I use hard money instead of DSCR?+
Use hard money when you need to close in days, the property needs rehab, or it won’t cash-flow yet (so it can’t pass a DSCR test). Use DSCR once the property is stabilized and renting.
Do both require income documentation?+
No — both are asset-based and skip tax returns and DTI. Hard money underwrites the deal and your plan; DSCR underwrites the property’s rent.

Run the relay: buy fast, hold cheap.
