How to use it

Reading your result

DSCR ≥ 1.25 — strong. The property earns well above its payment; expect the best rates and highest leverage.

DSCR 1.0–1.24 — qualifies on most programs. The rent covers the payment with a margin.

DSCR 0.75–0.99 — possible, but you’ll likely need a bigger down payment, more reserves, or a stronger credit score.

DSCR < 0.75 — below most minimums. Increase the down payment (lower the loan), find higher rent, or consider an interest-only structure to lower the payment.

FAQ

DSCR calculator FAQ

What is a good DSCR for a loan?+
1.0 means the rent exactly covers the payment and qualifies on most programs; 1.25 or higher is considered strong and earns the best rates and leverage. Many lenders go as low as 0.75 with stronger credit, more reserves, or a larger down payment.
How do you calculate DSCR?+
Divide the property’s gross monthly rent by its total monthly payment (PITIA: principal, interest, taxes, insurance, and HOA). For example, $2,400 rent ÷ $1,920 PITIA = 1.25 DSCR. The calculator above does this instantly.
Does the DSCR calculation include taxes and insurance?+
Yes. PITIA includes property taxes, insurance (including wind/flood where applicable), and HOA dues — not just principal and interest. Leaving these out is the most common reason a deal looks better than it underwrites.
What rent do I need to qualify?+
Enough that rent ÷ PITIA reaches your lender’s minimum DSCR (often 1.0, sometimes 0.75). Use the calculator to back into it: adjust rent or down payment until the DSCR hits your target.
Is this calculator an offer or approval?+
No — it’s an estimate to help you screen deals. Actual rate, LTV, reserves, and DSCR minimums depend on the property, your credit, and the lender. Get a real quote for exact numbers.
