The short answer

A DSCR loan is a first mortgage that buys or refinances an investment property, qualifying on the property’s rent. A HELOC is a revolving second line that taps equity you already have, qualifying on your credit and available equity. In practice investors use them together: a HELOC supplies the down payment or all-cash offer, then a DSCR loan refinances the new property for the long-term hold.

The investor playbook

The most common pro move isn’t choosing one — it’s sequencing both. Draw a HELOC on a property you already own to fund a down payment or an all-cash offer on the next deal. Close fast, renovate or stabilize, then refinance into a DSCR loan that qualifies on the new property’s rent and pays the HELOC back.

That loop — tap equity, acquire, stabilize, refinance, repay — is how investors recycle the same capital across multiple properties. The HELOC gives you speed and flexibility; the DSCR loan gives you a fixed, long-term payment and your equity back to do it again.

  • HELOC funds the down payment or cash offer
  • DSCR refinances the stabilized property
  • DSCR cash-out replaces a HELOC for a fixed rate
  • Close DSCR in an LLC for protection
  • Repeat the loop to scale (BRRRR)
FAQ

DSCR vs. HELOC FAQ

What’s the difference between a DSCR loan and a HELOC?+
A DSCR loan is a first-mortgage that buys or refinances an investment property, qualifying on the property’s rent. A HELOC is a revolving second line against equity you already have, qualifying mostly on your credit and equity. DSCR acquires; a HELOC taps existing equity.
Can I use a HELOC to buy a rental property?+
Often yes — investors use a HELOC on one property as the down payment (or all-cash purchase) for another, then refinance into a DSCR loan. The HELOC is the short-term tool; the DSCR loan is the long-term hold.
Which has a better rate, DSCR or HELOC?+
HELOCs are usually variable and tied to the prime rate, so they can start lower but move with the market. DSCR loans are typically fixed (or fixed-period ARM) and a bit above conventional. For long-term holds, the DSCR fixed payment is more predictable.
Can I get a HELOC on an investment property?+
Some lenders offer investment-property HELOCs, but they’re harder to find, carry lower CLTV limits, and price higher than primary-residence HELOCs. A DSCR cash-out refinance is often the cleaner way to pull investment equity.
When should I use a DSCR cash-out instead of a HELOC?+
Use a DSCR cash-out when you want a fixed rate, a large lump sum, or to pull equity from a property held in an LLC. Use a HELOC when you want flexible, revolving access and plan to repay quickly.
