The short answer

To get a DSCR loan: (1) check the property’s DSCR (rent ÷ payment), (2) confirm it’s an investment property and pick your entity, (3) get a quote, (4) lock your rate and send ID and reserves, (5) complete an appraisal with a market-rent schedule, and (6) close in your LLC — usually in about 21–30 days, with no tax returns or DTI.

How it works

The 6 steps to a DSCR loan

1

Check the DSCR

Use a DSCR calculator: divide the rent by the full payment (PITIA). Aim for 1.0 or higher (0.75 may work with reserves).

2

Pick the property & entity

Confirm it’s a non-owner-occupied rental and decide whether to close in your name or an LLC.

3

Get quoted

Send the address, price, and rent for a rate, LTV, and DSCR quote — no hard credit pull, usually same day.

4

Lock & document

Lock your rate and provide ID, reserves, and entity docs. No tax returns, W-2s, or DTI.

5

Appraisal & rent schedule

The lender orders an appraisal with a Form 1007 market-rent schedule to confirm the income.

6

Close in your LLC

Sign and fund in about 21–30 days — then refinance or buy the next one.

FAQ

How to get a DSCR loan – FAQ

How hard is it to get a DSCR loan?+
Easier than a conventional investment loan for most investors, because there are no tax returns, W-2s, or DTI. If the property’s rent covers the payment (DSCR around 1.0+) and you have a 620+ score and the down payment and reserves, approval is straightforward.
What do I need to apply for a DSCR loan?+
The property address and rent (or a market-rent estimate), a 620+ credit score, 20–25% down, 3–6 months of reserves, your ID, and entity documents if closing in an LLC. No income documentation is required.
How long does a DSCR loan take to close?+
Usually about 21–30 days, since there’s no income to underwrite. A vacant property can still close using a Form 1007 market-rent appraisal.
Can a first-time investor get a DSCR loan?+
Yes. Some programs prefer prior ownership experience and may adjust terms for first-timers, but plenty of DSCR lenders work with new investors who have solid credit, reserves, and a property that cash-flows.

Start at step three.

Send a DSCR specialist the address and rent — we’ll run the ratio and quote it. No tax returns, no DTI.
