What is a DSCR loan, in plain English?
A DSCR loan (Debt Service Coverage Ratio loan) is an investment-property mortgage that asks one question: does this property earn enough rent to cover its own mortgage payment? If yes, it can qualify — with no W-2s, no tax returns, and no personal debt-to-income calculation.

How the DSCR is calculated
The formula is simple:
DSCR = Gross Monthly Rent ÷ Total Monthly PITIA
PITIA = Principal + Interest + Taxes + Insurance + Association dues (HOA)
Worked example. You’re buying a single-family rental. Market rent is $2,800/month; the full PITIA on a 30-year DSCR loan is $2,400/month. Your DSCR is $2,800 ÷ $2,400 = 1.17 — the property produces 17% more income than it needs to cover the payment. A ratio of 1.0 means it breaks even; above 1.0 is positive cash flow.

Where the rent number comes from
Lenders don’t take your word for the rent. For a tenant-occupied property, they use the actual lease. For a vacant property or a purchase, the appraiser completes a Form 1007 rent schedule that establishes the market rent for your exact property.
