DSCR Loan vs Hard Money Loan: When to Use Each in 2026

They’re not competitors — they’re two tools for two jobs. A hard money loan is short-term capital to buy and renovate; a DSCR loan is long-term financing to hold and rent. Here’s how they compare, and how smart investors use them together.

Different jobs

Short-term project vs long-term hold

The fastest way to choose is to ask what you’re doing with the property. Buying a distressed house to renovate and flip or refinance? That’s a hard money job — fast, asset-based, short-term. Buying (or keeping) a stabilized rental to hold and cash-flow? That’s a DSCR job — long-term, amortizing, qualified on rent. Learn the mechanics in how DSCR loans work.

How they work together

The BRRRR & bridge-to-perm playbook

The best investors don’t pick one forever — they use both in sequence. This is the BRRRR strategy (Buy, Rehab, Rent, Refinance, Repeat):

1) Use a hard money or fix-and-flip loan to buy and renovate a property fast. 2) Rent and stabilize it. 3) Refinance into a long-term DSCR loan based on the new rent and value — paying off the hard money and often pulling equity back out. 4) Repeat. The hard money loan is the entry; the DSCR loan is the exit.

Quick guide

When to use each

🔨

Use hard money when…

The property needs renovation, it won’t pass conventional/DSCR condition standards yet, or you must close in days to win the deal.

🏠

Use a DSCR loan when…

The property is rent-ready and cash-flowing, and you want a stable, long-term, low(er)-rate loan to hold it.

🔁

Use both when…

You’re running BRRRR — hard money to acquire and rehab, then a DSCR refinance to hold and recycle your capital.

FAQ

DSCR vs hard money questions, answered

What’s the difference between a DSCR loan and a hard money loan?

A hard money loan is short-term (6–24 months, interest-only) capital for buying and renovating a property fast, qualified on the asset and deal. A DSCR loan is long-term (30–40 year) financing to hold a stabilized rental, qualified on the property’s rent. Different tools for different jobs.

Which is cheaper, DSCR or hard money?

DSCR loans carry lower rates because they’re long-term and secured by a stabilized, cash-flowing property. Hard money is more expensive (often ~10%+) because it’s short-term, fast, and often funds properties that aren’t yet financeable conventionally.

Can I refinance a hard money loan into a DSCR loan?

Yes — that’s the classic BRRRR/bridge-to-perm exit. You buy and renovate with hard money, stabilize the rental, then refinance into a long-term DSCR loan (often pulling equity back out).

Which closes faster?

Hard money — often in as little as 5–10 days, versus about 2–4 weeks for a DSCR loan, because hard money underwriting is deal- and asset-focused.

Can a DSCR loan fund a fix-and-flip?

Not well — DSCR loans are for stabilized, rent-ready properties held long term. For renovation projects, use a fix-and-flip or hard money loan, then refinance into a DSCR loan if you decide to hold.

Which should a beginner use?

It depends on the deal: a turnkey rental favors a DSCR loan; a property needing work favors hard money. Many investors use both in sequence via BRRRR.
